The same process applies to every asset — whether sourced from an estate, a private seller exiting a tired rental, or a broker bringing an off-market opportunity.

    Inbound submission or direct outreach. We confirm the asset fits the mandate — Ohio, 1–4 units, residential.

  2. 02

    Underwriting

    Condition review, submarket comparables, and scoped capex. If the numbers don't support an offer, we say so quickly.

  3. 03

    Offer

    A clear written offer with closing terms. No obligation, no contingent fees, no pressure.

  4. 04

    Closing

    We close on the seller's timeline through a reputable Ohio title company, funded from our own balance sheet.

  5. 05

    Reposition

    Defined capital plan executed against budget: mechanicals, kitchens, baths, finishes, exterior.

  6. 06

    Exit

    Sold to an owner-occupant or held as a stabilized rental in the portfolio.
